Seasonal Home Maintenance Checklist for San Diego Homes
San Diego does not get harsh winters, and that is exactly why home maintenance here gets forgotten. Nothing forces the issue the way a freeze does elsewhere. But the mild climate has its own pattern: dry heat and heavy air-conditioning use in summer, marine air and damp mornings near the coast, and a short but intense rainy stretch. Here is the season-by-season home maintenance checklist we give our own customers.
Spring home maintenance checklist
- Test the air conditioning before you need it. Run it for 20 minutes and listen for anything that rattles or smells burnt.
- Change or clean HVAC filters. This is the single cheapest thing you can do for both your bills and the life of the unit.
- Check outdoor taps and irrigation for leaks now that they are back in daily use.
- Look at door and window seals. Anything that swelled over the damp months will show up now.
- Clear debris from gutters and downpipes before they dry hard.
Summer
- Keep an eye on cooling costs. A sudden jump usually means a failing capacitor, a blocked filter or a refrigerant problem.
- Ceiling fans make a real difference in inland areas such as El Cajon, Poway and Santee, where it runs several degrees hotter than the coast.
- Check the water heater. Sediment builds through the year, and a heater that rumbles is a heater that is working too hard.
- Inspect decks, fences and exterior timber before the sun does more damage.
Autumn
- Service the heating side of the system, even if you barely use it. An unused furnace is not a healthy furnace.
- Clear the gutters properly before the rain arrives. This is the job most people skip and most regret.
- Check roof flashing and any penetrations from the ground with binoculars, and get anything suspicious looked at.
- Test smoke and carbon monoxide alarms and replace batteries.
- Re-seal any exterior gaps where water could get in.
Winter
- Watch for damp patches on ceilings and around windows after the first heavy rain. Small stains now are cheap; the same stain in March is not.
- Check under sinks and behind toilets for slow leaks. Cool weather makes condensation easy to mistake for a leak, so look carefully.
- Insulate any exposed pipework in unheated spaces such as garages.
- Clean dryer vents. This is a fire risk that gets ignored all year.
Coastal versus inland
If you are in Carlsbad, Oceanside, Encinitas or anywhere close to the water, salt air is your main enemy. Outdoor hardware, hinges, light fittings and exterior outlets corrode much faster and need checking twice a year rather than once. Inland, in places like El Cajon, Poway and Escondido, heat is the issue: cooling systems, attic ventilation and sun damage to exterior surfaces deserve more attention than they get.

Filters, batteries, gutter clearing at ground level and visual checks are all fine to do yourself, and the Department of Energy’s Energy Savings Hub is a straight source on which of them actually move your bills. The rest of this home maintenance checklist is worth handing over. Anything involving electrical circuits, gas, the water heater or working at height on a roof is worth handing over, both because of the risk and because that work has to meet the National Electrical Code and San Diego County requirements.
