10 Home Repairs You Should Not Put Off
Most expensive home repairs started out as cheap ones. The gap between the two is usually time. These are the ten problems we are called out for again and again where the homeowner tells us, more or less word for word, that they wish they had rung six months earlier.
1. A tap that drips
A dripping tap is rarely just a washer by the time you notice the sound at night. It is also water on a fitting, and water on a fitting eventually means corrosion or a cabinet base that has to be replaced. Cheap to fix, annoying to ignore.
2. A toilet that keeps running
A running toilet can waste hundreds of gallons a week, which the EPA puts in context in its WaterSense guidance. It shows up on the bill long before it shows up as damage, and the fix is usually a ten-minute job on the flapper or fill valve.
3. A slow drain
Slow is the warning. Blocked is the emergency. A drain that is draining slowly is telling you there is a build-up, and clearing it now costs a fraction of dealing with an overflow into a floor.
4. A water heater that rumbles
That noise is sediment. Sediment makes the heater work harder, shortens its life and eventually leads to a failure that is never convenient and often wet. Have it looked at while it is still just a noise.
5. Outlets that feel warm or spark
Stop using it and get it checked. Warmth, scorch marks or a spark when you plug something in is not something to live with. Electrical work has to meet the National Electrical Code, and this is exactly the kind of fault that code exists for.
6. A breaker that trips repeatedly
The breaker is doing its job. Resetting it repeatedly means ignoring a circuit that is overloaded or faulty. Find the cause instead.
7. Damp patches and stained ceilings
A brown ring on a ceiling means water arrived at some point. Even if it looks dry now, something above it let water through. Painting over it hides the evidence, not the leak.
8. Air conditioning that is losing its edge
In San Diego the AC gets away with a lot until the first proper heatwave, and then everybody calls at once. A unit that is not cooling as well as last year should be looked at in spring, not in August.
9. Doors and windows that stick
Sometimes this is just swelling. Sometimes it is movement, and movement is worth understanding early. Either way, a door that does not close properly is also a door that is not sealing or locking properly.
10. Loose railings, steps and grab bars
This is the one we would put first if the list were ordered by risk rather than by frequency. A loose handrail is a fall waiting to happen, and it is usually a fifteen-minute repair.

Every item on this list is cheap while it is small and expensive once it has caused damage. If you have two or three of them, group them into one visit. It costs far less than booking them one at a time, and it is the single easiest way to keep a repair budget under control.
